CommentsHave a home I purchased in 1983 which was about 20 year old when I bought it. A typical split level home; two car garage with three (3) bedrooms and bath and a half over on one side and basement with kitchen, dining room and living room over on the other. About 10 or so years ago I had termite damage which was abated. A couple of years ago I noticed cracking in the upstairs walls about the bathrooms and settlement in the doors. Inspection of the structure I noted that the garage ceiling and beam were sheetrocked. Never paid much attention to it before. I removed the sheetrock from the beam and found it to be 3 each wood 2" x 9" instead of iron I Beam and 3 each wood 2" x 4" (in I beam configuration) post. The back (south) side 2 x 9 is thoroughly termite damaged and is evident of settlement. Most of the other homes in the neighborhood that I know of all have Iron I beam and post support. It appears that the termites came up throught the floor where the wood I beam was set into the floor. I have set foundation jack support and am raising slowly back to level. My question ....................I have offloaded all weight onto remaining middle and north (front) 2 x 9 beam members and am thinking about replacing back (south) 2 x 9. Should I (a) Not try and just over lay south and north sides with a new 2 x 9's and through bolt or can I (b) offload with a secondary support on south side with foundation jacks and 4 x 4's and remove and replace 2 x 9 on south side and then review and attempt same on north (front) side just in case for safety sake. I plan on replacing wood support post with Iron Post support.
