CommentsWe are having a problem with our home’s double-pane windows.
About half the windows in our five-year old home in Phoenix, Arizona, have condensation between the panes, which appears to look something like dripping oil. I noticed the problem starting sometime during the second and third years.
Last year I called the builder and asked if the windows were covered under warranty and they said they were not covered any longer because the builder’s warranty only covered the first year. They said because we had put tinted film (professionally installed) on the windows we had voided any warranties with the builder or manufacturer, even if we had brought this problem to their attention during the first year. They told me that it was window tint, not the builder's installation or a manufacturers defect that was causing the problem.
However, I do recall that during our first year in the house we had a problem with water pooling on some of the window sills after a big storm. The customer service rep came out and she removed several small tabs covering spaces on the outside bottom frame of the all the windows. This did stop the water pooling on the sills after storms, but I think it then forced the water into leaks within the panes. I believe that since this has not happened to all the windows in the house, the problem is being caused by a manufacturers defect and not from the window tinting. In turn, we have noticed that our electricity bills have always been higher than our neighbors with the same home model and we also have a problem getting the same coolness in the house as our neighbors even when the thermostats are set exactly the same.
Does anyone have an idea of what is the real cause of this problem and what rights we have to warranties and replacement of these windows?
