Putting in a lawn: Sod vs. Seed

I beam size for pulling rail road cars.

I need to place an I beam 6 1/2 foot in the ground with 1 1/2 foot out of the ground. To the beam will be a pully and I want to move 7 rail road cars at any given time. 5 of the rail cars will be loaded with 205000 pounds and the weight of the rail cars each are 100000 pounds. This equates into pulling 1.8 million pounds. What size I beam would be needed to do this?

We live in the San Francisco Bay Area and are planning on putting in a lawn. Can you give us some guidance in regards to planting a lawn with seed or putting in sod? When is the best time to put in a lawn or does it matter?
